Minerals in the water, calcium, lime, and sand, settle at the bottom of the tank. Over time, this sediment creates a thick layer of “sludge” between the burner and the water.

 

Think of it like boiling water in a kettle with a layer of rocks at the bottom. The burner has to work twice as hard to heat the water through that layer. This causes the tank to overheat, make loud popping noises, and eventually crack.

Our Maintenance Services

We service every make and model. From standard electric tanks to advanced instant water heater maintenance, we have the tools to do it right.

For standard tanks, we perform a pressure flush. We connect a commercial-grade hose to the drain valve and blast the sediment out. We also check the anode rod (the “sacrificial” metal stick that prevents rust). If the rod is eaten away, we will tell you so you can replace it and save the tank. This is critical for water heater maintenance, electric and gas models.

Tankless units are amazing, but they are sensitive. Hard water scale clogs the tiny heat exchanger inside.6 When this happens, the unit throws error codes and shuts down.

 

We perform a specialized descaling flush. We circulate a cleaning solution through the unit for 45 minutes to dissolve the mineral buildup. This is the only way to keep a tankless unit running for 20+ years.

While we are there, we check your T&P (Temperature and Pressure) relief valve. This is the safety device that prevents your tank from exploding if pressure gets too high. We make sure it isn’t sealed shut.
